Escapade Silverstone offers individuals the rare opportunity of owning a piece of this world-famous venue. Two, three or four bedroom residences are available for purchase. These all sit within the 14-acre Escapade Silverstone estate directly adjacent to the track. Beyond having an incredible private space to stay and entertain, owners will have access to the clubhouse and all of its amenities as well as privileged access to the legendary tarmac. They will also be granted founding membership and the various motorsport privileges this provides.

 

Owners will be able to uniquely benefit from the hospitality returns generated from the 1.2 million+ visitors that are attracted to Silverstone each year, the 7 million visitors that head to nearby Bicester Village and a central UK location which ensures 50% of the population are within a 90-minute drive.

All of the residences enjoy underfloor heating, comfort cooling, the latest tech, high acoustic spec, en-suite bathrooms and obviously somewhere safe to store your cherished vehicle.

Dual Aspect Residence

Ownership is straightforward, transparent & effortless

In collaboration with Silverstone Circuits, every ownership aspect will be taken care of. When not in use, the residences will form part of the wider accommodation available to guests. Owners will receive a proportion of the room revenue generated and the rest will be used to cover all of the associated costs.

 

We want to be certain that an owner’s stay feels special and hassle-free. Under separate agreement we can arrange for an owner’s personal effects to be laid out in their property before arrival and then carefully removed on departure. We also have a storage facility for owner's and guest's vehicles when not in use. Further information on this can be found here.

These are cantilevered out to maximise the proximity to the track. The trackside 4BR can also be divided into two 2BR apartments (see smaller floor plan). QUICK FACTS

How is ownership structured?

 

You're buying a commercial property under a 125-year Land Registry lease. You can sell this at any time. The freehold owner is the British Racing Drivers Club (BRDC) who also own Silverstone Circuit. You will benefit from income and capital appreciation generated from your property. You will also benefit from use of the Clubhouse and its facilities 365-days a year, even when you're not staying.

 

Is this a residential property?

 

This is classed as a commercial property. This means that you can’t use the property as your primary residence. Commercial property of this nature has many tax advantages over traditional buy-to-let residential property.

 

Isn't it noisy next to a race track?

 

Although noise is often part of the enjoyment, we recognise the importance of being able to close the doors and have a break from this when you want. Residences have been designed with some of the UK’s best acousticians. This will enable you to relax in your own sanctuary, when you need a break from it all.

 

With very few exceptions, all major track activity starts at 9am and finishes at 5pm.

 

How many days per year can I use my property?

 

Escapade is structured to provide both an income to owners alongside personal usage. To achieve this, and have a sustainable operating model, there is a tiered income structure based on usage. After 30 days' usage per annum, the income that you receive diminishes more rapidly. After approximately 100 days usage in a given year, the cost of using your residence will typically outweigh the income you receive from the rest of the year. 

 

What happens when I'm not there?

 

Silverstone will fully manage your property. This is a full end-to-end management offering - meaning there are no costs or time commitments required from you.

 

What else is there to pay beyond the purchase price?

 

The only additional cost at the time of purchase is commercial stamp duty. We even include a furniture and fixture package. Once you’ve acquired your residence, there are no ongoing costs or liabilities associated with ownership.

Keyless Entry

As you approach Escapade in your chosen vehicle, the site access point will recognise you via automatic number plate recognition. If you're arriving on foot, NFC-enabled smart locks will also allow you to open your residence front door without a traditional key. If you're in a track-only car without your usual wallet, this also allows you access the Residence without needing excess keys on your person.

External Finish

Lunawood Thermowood

There are 60 residences and a Clubhouse. With all the structures needing to be clad, we wanted to find a sustainable and attractive solution. After an extensive search, we chose Lunawood's Thermowood, an environmentally-conscious, naturally-prepared 100% certified Nordic wood. It doesn't require any surface chemical treatment throughout its lifetime to maintain its slick mid-grey appearance and stores 5x as much carbon as it took to produce.

Tech-Enabled Comfort

Our interiors are designed to encourage a relaxed state of mind with high-quality furniture, fixtures and fittings and a timeless aesthetic. Once inside, a Lutron system operates the entire hospitality offering, including temperature, lighting and motorised curtains in the main living areas. Lutron is also linked to bookings, allowing it to welcome you and set the ambience to your preferred state. The system also saves energy by adjusting the temperature according to the climate and occupancy.

Eco Credentials

Landscaping, Heating & Cooling

Each residence and the Clubhouse are equipped with Samsung air source heat pumps and an MVHR (heat recovery) system. These contribute to our BREEAM sustainability rating of 'Very Good'. Each Countryside Residence also features a living green roof. A new swale reduces water runoff from the site and provides a wildlife habitat. Our landscaping team will plant 400 trees - as a former RAF base, the 14-acre site didn't feature even one tree prior to our works.
